This beautiful town home is located in the gated community of Innsbruck.
Please note, as the townhouse retains its original charm, there is no soundproofing between floors, Therefore you may be able to hear others during your stay on another floor. Beyond that, the place boast some wonderful features and amenities:
**2nd/Top Floor:**
Discover comfort on the top floor, where two beautifully decorated bedrooms await, each furnished with a queen-sized bed for a peaceful nights rest. A shared full bathroom with a shower/tub combo. Adjacent to the bathroom is a modern stack-able washer/dryer combo for your convenience.

**Main Level/1st Floor:**
Experience the spaciousness of the open floor plan featuring the kitchen, living room, and dining area. A king-sized bed bedroom with an attached en-suite bathroom is also situated on this floor. Step through two sets of French doors onto the back porch, equipped with outdoor furniture and a grill. A half bath off the living room adds to the convenience.

AMENITIES: You will have access to the Community Pool (Memorial Day to Labor Day), Tennis, and Pickle Ball Courts - Prior to being given the code for these amenities you will be required to read and acknowledge you understand the rules for these amenities as set by the Innsbruck POA.
FIREPLACE: Is turned on seasonally from end of November to end of February
NO SMOKING ON PROPERTY (Inside or Outside), this is because of the close proximity it is to other homes.
Guest will have access to the UPSTAIRS (2 floors - see exterior photos) portion of this town house ONLY. Only door access will be the front door on the porch. The side door is for guest of the bottom apartment.
PARKING: There is space for 2 cars in the allotted parking spots in front of the home.
VEHICLE PASS: Guests will need to complete a vehicle registration form to receive a parking pass.
ARRIVAL TIME: You will need to be checked in between 4:00 pm and 11:00 pm to obtain your pass from the guardhouse.
I really like giving my guests their space to enjoy their time but I am available via the app messaging if anything comes up!
GOLF at Valhalla: While you stay, this property has a discounted access to the Valhalla Golf Club! You as our Guest are eligible to play Golf for the Guest rate of $35/player weekdays and$40/player weekends.

There is a 110 plug for plugging in your vehicle (this will be a slow charge).

No smoking is not permitted on the property at all. An additional cleaning fee will be charged if there is a smell of cigarette or marajuana smoke inside the house.
PEST & ANIMALS:
You are choosing to travel to the beautiful North Georgia Mountains. This property backs up too a wooded area which provides more privacy. There will be no refunds or rate reductions due to any natural elements relating to being in the North Georgia mountains including the following: mosquitoes, biting gnats, lady bugs,scorpions,spiders, flies,moths, palmetto bugs, general flying insects, chiggers, lizards, racoons, deer, snakes, bears and any other animal or insect that calls the North Georgia Mountains home.
Do not leave food & consumables unattended overnight or food in garbage containers outside. This will attract bears and other wildlife.
Secure the lid to the trash cans with the cable and clips provided.
If guest(s) have an issue with pests or wildlife at the property, please contact through the rental platform. The best will be done to try and remedy the situation, however guest(s) understand that any pests and wildlife are certainly beyond the control of the Owner or LLC. Please do not feed bears or any other wildlife you may encounter.
FIREWORKS, FIREARMS, & ATVS
Fireworks use is not allowed on the property.
Firearms are permitted at the property but no target practice or recreational shooting is allowed. Owners that bring a firearm onto the property are responsible for securing, safe handling, and use of the firearm(s) and agree to hold 20B Wasser Weg, LLC and the property operators harmless against any and all claims, liabilities, damages, injuries, costs or expenses whatsoever arising from or related to firearm(s) on the premises.
ATV’s can be brought to the property for use elsewhere but not ridden on the property itself.

The guest(s) agree to hold the 20B Wasser Weg, LLC and the property operators harmless against any and all claims, liabilities, damages, injuries, costs or expenses whatsoever arising from or related to your use and/or occupancy of the property, including, but not limited to, any claim or liability for personal injury, damage, or loss of any kind resulting from your actions or omissions, and the actions or omissions of other occupants, any hot tub incidents, or incidents relating to injuries obtained from the use of any type of furniture during or relating to your stay.
